Exercise Room Rules:
* Keys are available to each Hamlet Circle household on request..
* Members are requested to sign the register book outside the exercise room.
* No children under 12 without supervision.
* If anyone is waiting to use a machine, time should be limited to 30 minutes.
* If you boost heat or a/c, please re-set the thermostat upon leaving.
* If  clubhouse reserved, please use external entrance to exercise room on east side of clubhouse.

Dining/Sitting/Kitchen area:
Residents or owners may apply to rent the main room for private functions on a first-come basis, subject to a refundable deposit to cover any damage or cleaning.  Reservations are not required for groups of nine or less who use the space as long as such use does not conflict with an existing reservation.

Master Deed and Amendments

The Master Deed and the amendments that make up the HOA documentation and condominium docs are heavy reading -- which is why we prepared an Indexed Bylaws Summary for easy reference.

The significant amendments affecting the constitution of the Association are the 2nd, 3rd, and 4th. (The 1st Amendment merely removes a swimming pool, included in the original master deed, and the 5th and subsequent are only to add new homes).
The 2nd Amendment contracted the Association to the 16 homes already built (instead of the 80 in the total plan) which removed one of the impediments to easy mortgageability. As from the time of this Amendment the developer ceased to have a voice in the Association.

The 3rd Amendment added an additional 4 homes and updated the Bylaws.

The 4th Amendment created two classes of membership -- owners of attached and detached homes -- to allow the current mixed development.

The 5th and subsequent amendments provide for the further expansion. Each new amendment is subject to Association approval, though such approval may not unreasonably be withheld. However, in no case may expansion of the Association at any one time increase the number of existing attached condominiums by more than 20%.  

Under the amended deed the Association provides maintenance, insurance and water for the attached condominiums and landscaping, snow removal, and common amenities for the single family homes.

Window Tinting
A Touch of Tint  - Call Curtis Farris at 517-974-6914 - Email: atouchoftint@hotmail.com. "Knowledgeable, fast work and fair pricing." Our units have large window areas and tinting windows, depending on the unit's orientation, can be a major energy saver in the summer.
Insulation
Fiberclass Contracting - Call Aaron Shelvey at  248-669-6205  "Did a great job, lowest price and technically superior." Code standards for insulation was less stringent when the existing 16 units were built. As a result additional insulation can produce worthwhile energy savings.
 
Air-conditioning and Heating
Total Comfort Heating & Air - Call 517-484-7671.   Fast service. Reasonable rates.
Horn Heating & Cooling - 517-676-2083  . A one man business,but for those with Bryant A/C and heating, Jim Horn is an expert and with fair pricing.
Skylights/Solar Tubes
Absolute Light -- Call John Monroe at 517-646-0248. With two windowless walls, some areas in the attached condos are never quite light enough. Skylights are usually not feasible and not that efficient, but the advanced technology of the solar tubes amplifiies outside light through the roof more effectively and without the maintenance issues of a skylight.
 
Handyman
James Phillip - 517-410-0393 or email jcpppasl@comcast.net. James has done efficient work for HOA at a fair price. A member writes, "We were extremely happy with his work."
 
Pest Control
Industrial Pest Management & Consulting. Call Tim Moore 517-663-8492. Tim is knowledgeable and environmentally aware. Although on MSU staff,  he offers independent service at highly competitive pricing.
